We normally let weeks beginning on Saturday (with exceptions). We do not let in January and February.

Terms and conditions

Availability

We endeavor to keep the indication of availability on the web site up to date. However, we get bookings at any time and sometimes have difficulty accessing the web site.  To confirm whether the accommodation is available on a particular date you must contact us by phone or e-mail.

Booking

Bookings can only be made through discussion with us (by phone, letter or e-mail) where we agree the time and duration of the stay and the price. The booking will remain conditional until we receive a deposit from you. On receipt of the deposit we will send you a confirmation of  the booking together with  directions of how to find us.

Payment

To secure the booking you must send us a deposit of £50. The remainder is due 4 weeks before the start of the stay, however we may agree to accept the payment on arrival. We can accept cheques (in sterling from British Banks) and cash but not credit/debit cards.

Cancellation

The deposit is not refundable. You will be liable to pay a percentage of the remainder according to the following table. However, if agreed you can pay the reminder of the price at arrival.

If you have to cancel your stay then we will attempt to re-book the accommodation and at our discretion we may refund more than indicated above, up to the full cost of the stay.

Insurance

We don't offer any insurance and you must arrange your own holiday insurance cover if you wish to have this.

Damage to the Cottage or Contents

You will be liable to pay for any damage which you cause to the cottage or its contents.

Access by owners

Under some circumstances it may be necessary for us to enter the accommodation to effect a repair. If this is necessary we will discuss a time with you as to when this is convenient.

Pets

We accept pets under the following conditions but you must discuss this with us at the time of booking. There is a  £10 surcharge for dogs (to cover the extra cost of cleaning). Dogs must be kept on a lead outside of the cottage but on the holding and must be kept out of our stock fields (where we have sheep). In addition poop must be scooped and put into the dustbin. Guests travelling from other countries please enquire at least 6 months before travelling with your vet what tests your pet requires to enter the UK.

Smoking

We ask not to smoke inside cottage (for benefit of following guests).

Linen

Bed linen is provided and a single hand towel is provided but bring other towels eg for shower and beach.

Access/ special requests

Discuss with us any particular access requirements prior to booking the stay.

Changes made by us

If for what ever reason we are not able to provide the accommodation our liability is limited to a full refund of the cost of the stay. In such circumstances we will seek to arrange alternative accommodation with another provider and offer this to you but this is not guaranteed.

Changes for reasons beyond our control

If the stay is not possible for reasons beyond our control then we are not able to provide compensation.

Your responsibilities

Take notice of labels or verbal instructions from us concerning the accommodation and the smallholding. Children are assumed to be under the control of adults within the group. Leave cottage in reasonably clean and tidy state. Leave by 11 am on day of departure.

Complaints

Tell us immediately of anything in the accommodation that you are not satisfied with so that we can attempt to rectify it. If you are still not satisfied then we will consider compensation up to the value of the accommodation fee.
